His answer is a phrase worth writing down: “fluid firmness.” You can’t be too rigid, and you can’t be too loose. He compares it to a river, following a track, but always moving.

In this segment of the show, Dave tells a fascinating story from back in his construction days. He was up on a roof when a coworker casually mentioned a real estate opportunity in a town about an hour and a half away, incentives being handed out, a real banger of a sweet deal. Dave asked the guy if he was going to go check it out. The answer was NO.

But Dave drove out there to check it out the very next day. That decision ended up being worth a million dollars to him! Same information. One man walked right past it, but Dave was ready.

As Jacq put it, “luck is when preparedness meets opportunity.” But Dave adds that you also have to be aware you’re in the right place at the right time. Opportunity is everywhere. Awareness is what lets you actually see it.
